Facebook Marketplace — in Thailand, this is where the most people advertise property, both private sellers and agents. Few people know this. Buyers from abroad usually search on the big listing portals or go straight to a single agency, while Marketplace has all of the listings.

Private seller or agency? How to tell on Marketplace

• The same photos or wording posted repeatedly across different listings/areas usually means an agency, not a private owner.
• A private owner's post tends to be more casual, often mentions a personal reason for selling, and gives a direct phone/Line contact.
• Agencies more often use professional photography and a standardised description template, and may list the same property more than once at different prices.

What to check before paying anything

• Ask to see the title deed (chanote) or condo unit title and confirm the seller's name matches it.

• Don't wire any deposit before a written reservation or sale agreement is signed.
• Have a reputable, licensed lawyer review the contract before any funds are transferred.
• Check the property isn't under an existing mortgage or other lien.
